Preventative Maintenance Program
Includes the following:
Cleaning & Inspection of Equipment as detailed herein, 10% discount on all service calls for ONE Full year, Guarantee of NO overtime rate on no-heat, no-cooling calls.*
The following items are completed during a Heating and /or Cooling Maintenance:
1. Clean the outside condensing coil
2. Clean evaporator coil on down flow applications only
3. Check operating pressures
4. Check for proper refrigerant charge and possible leaks
5. Check for evaporator superheat/subcool
6. Check temperature at the return and air supply
7. Clean condensate drain
8. Lubricate all moving parts where accessible
9. Check belt and adjust tension
10. Check and replace or recommend filter maintenance
11. Check all safety controls
12. Check voltage and amperage to all motors
13. Check the operation of the compressor contactor
14. Check start capacitor and relays
15. Check all wiring and connections inside the unit
16. Inspect thermostat and adjust if necessary
17. Check electric heat package (Heat Pump/Fan Coil)
18. Clean the flue pipe and check for proper draft
19. Clean pilot and gas burner for proper operation
20. Wash and wax outdoor unit ***(P.C.C.C. ONLY)***
21. Check CO detector ***(P.C.C.C. ONLY)***
Number of annual visits will be determined by type of equipment.
*Warranty services are performed during normal business hours Monday thru Friday 8-5pm.
